It is located west of 4S Ranch and Rancho Peñasquitos, and south of Santa Fe Valley. This growing community features spacious parks with swimming pools, picnic areas, and tot lots. Over 60 percent of the 4,677-acres will remain untouched, dedicated open space. This commitment to preservation has been the foundation of their land-use master plan.
Central to the community of Del Sur sits on a 120,000 square foot town square, connecting residents in the surrounding neighborhoods through walkways or trails. The town center is a thriving spot for community life, farmer's markets, jazz concerts, and so much more. It is also becoming a trail-head for the 18 miles of trails that wind through Black Mountain Ranch.
The History of Black Mountain Ranch
The many sub-communities of Black Mountain Ranch have been developed and approved in phases. Approvals for all phases were obtained by the July 1998 adoption of the Black Mountain Ranch Subarea Plan. Phase II-A, Verrazzano, was the first of the later phases of development of Black Mountain Ranch and was approved by the San Diego City Council on May 16, 2000. Phase II-B and the earlier areas of II-C was approved a year later in 2001. The final section of Phase II-C, the north cluster, was approved three years later in 2004.
The two sub-communities that make up Black Mountain Ranch are in the final stages with the current schedule reflecting a complete build-out by 2018, subject to market conditions.
Type of Housing
Black Mountain Ranch currently showcases architectural designs including rustic cottage, Mediterranean farmhouse, Spanish revival and Monterey colonial homes.
Ultimately, Black Mountain Ranch will present a variety of housing options to suit everyone's needs from custom large estates, homes for first time buyers, and affordable apartments.
Situated right between Interstate 5, State Route 56, and Interstate 15, there is easy access to any part of San Diego County. Camino Del Sur, the main road and exit off of State Route 56, delivers you right into the community of Black Mountain Ranch.
Del Sur's master plan encourages residents to leave their cars at home, and instead utilize the abundant sidewalk and trail system that will connect residents to recreation centers, community facilities, schools and businesses.
There are also plans for a shuttle bus service to take residents to local shopping areas and major public transportation stations such as the Coaster and Metro Line.
Residents will attend schools within the award-winning Poway Unified School District. All middle and high schools in this district have received state ranks of 10 out of 10.
Del Sur will build its own new schools, starting with a state-of-the-art elementary school, tentatively scheduled to open in fall 2008. To be followed in the next decade by proposed middle and high schools.
There will be 18-miles of hiking, biking, and rough terrain trails throughout the community linking it to the San Dieguito River Regional Park. When assembled, the San Dieguito River Regional Park will extend from the ocean at Del Mar to Volcan Mountain, more than fifty miles inland.
A proposed 300-room luxury resort hotel and a championship 18-hole golf course, will reside within the community. The location of the 20-acre resort hotel will make it a destination spot for people using the San Dieguito River Park open space and trail system. The golf course will be open to the public on a daily fee basis.
Located within a short drive, is the Torrey Pines State Reserve, which is a day-use park situated between Del Mar and La Jolla. It is a gorgeous place to utilize the many hiking trails that wind through the beach and among the sea bluffs. The trails paralleling the bluff's edge provide several viewing platforms, making it an excellent spot to observe the gray whale migration or to just watch the dolphins patrol the shore.
